Sewer Line Repair & Sewer Line Cleaning
The building sewer is the one line you cannot ignore. We clean it, find out what is wrong with it and repair it — for commercial buildings, multi-family properties and mixed-use stock.
What We Do On Building Sewers
Sewer Line Cleaning
Blockages and heavy buildup cleared from the building sewer and its connection out to the street, so waste leaves the property as it should.
Sewer Line Repair
Failed, cracked, bellied and root-damaged sections repaired, with the surrounding structure and finishes put back properly afterwards.
Main Drain Cleaning
The building main and stack connections cleared — the work behind most repeat blockages in multi-family and commercial properties.
Hydro Jetting
High-pressure water scouring for grease, scale and sediment, cleaning the full pipe wall rather than punching a temporary hole through it.

Why New York Sewers Fail the Way They Do
A lot of the building sewer stock in this city is old — clay and cast iron laterals installed decades ago, with joints that have shifted as the ground and the street above them moved. Roots find those joints. Grease from food-service kitchens coats the pipe wall until the effective diameter is half of what it should be. Sediment and grit settle in sections that have lost their fall.
The result is a line that backs up more and more often, each cleaning buying less time than the last. That is the point where cleaning stops being the answer and repair becomes the cheaper option over the life of the building.
When repair is needed on a line under or beside a structure, permits, street or sidewalk impacts and utility coordination come into play. We handle the coordination with DOB and DEP so the paperwork is not left on your desk.
Cleaning or Repair — How We Decide
Clean it
First blockage, sound pipe, obvious cause such as grease or debris. We clean the line and tell you what to change upstream so it does't come straight back.
Investigate it
Repeat blockages, multiple fixtures affected, or sewage appearing at the lowest point in the building. We find out what the line is actually doing before recommending work.
Repair it
Cracked, collapsed, bellied or root-compromised sections. Cleaning these only delays the failure — and the failure usually arrives at the worst possible time.
Signs Your Sewer Line Is in Trouble
Backups at the lowest fixtures
Sewage or dirty water appearing in basement floor drains, ground-floor tubs or toilets is the classic building-sewer symptom.
Every drain in the building is slow
Simultaneous slow drainage across units points downstream, not at individual fixtures.
Gurgling and trap odours
Air forced back through traps as the line struggles to pass water — often before a full backup happens.
Sinking or wet ground outside
Unexplained damp, sinking or unusually lush patches near the building can indicate a leaking sewer lateral.

Sewer Service Questions
Both. Sewer line cleaning and repair is a large part of our commercial plumbing work — restaurants, retail, offices and multi-family residential buildings across New York City and lower Westchester.
Yes. Sewage inside a building is a health issue as well as a property issue. Call us straight away and avoid using any fixtures until the line is cleared.
It depends on the pipe material, the age of the line and what goes into it. Food-service lines need far more frequent attention than a residential building main. We will give you an honest interval based on what we find.
We do. Where sewer work touches DOB or DEP requirements, we handle that coordination so you are not chasing permits mid-project.
